DEFINITION OF APPRAISAL TERMS


APPRAISER  - An educated, certified professional with extensive knowledge of real estate markets, values and practices. The appraiser is often the only independent voice in any real estate transaction with no vested interest in the ultimate value or sales price of the property.

COST APPROACHis a method of valuation wherein the appraiser  applies the basic economic principle that a buyer will pay no more for an asset than the cost to obtain an asset of equal utility, whether by purchase or by construction.

DEPRECIATION is defined as the loss in value caused by deterioration and/or obsolescence.

EFFECTIVE AGE is defined as the number of years of age that is indicated by the condition of the building.  If a building has been maintained better than the average, its effective age is less than the actual age; if there has been inadequate maintenance, it is greater.

FEE SIMPLEis absolute ownership of real property.  The owner is entitled to the entire property with unconditional power of disposition during the owner’s life, and upon his death the property descends to the owner’s designated heirs.

HIGHEST AND BEST USEis defined as the most profitable likely use to which a property can be put or that use of land which may reasonably be expected to produce the greatest net return to land over a given period time.

LEASEHOLD ESTATE is a type of property ''ownership'' where the buyer actually has a long-term lease on the property.

 

MARKET DATA APPROACH  is a comparative approach of appraisal  that considers the sales of similar or substitute assets and related market data.  In general, an asset being valued is compared with similar items that have been transacted in the market or that are listed or offered for sale, with appropriate adjustment to reflect different properties or characteristics.

MARKET VALUEis defined as the price in terms of money which a given property would bring if exposed for sale in the open market allowing a reasonable time to find a purchaser who buys with knowledge of all the uses to which the property is adapted and for which it is capable of being used.  Frequently, it is referred to as the price at which a willing seller would sell and  a willing buyer would buy neither being under abnormal pressure.

REPRODUCTION COST NEW is defined as the estimated cost of reproducing substantially the identical property at the price level as of the date of taking the appraisal.
